As they continue to grow, they are seeking an experienced Fractional Controller to provide high-level financial oversight and guidance across the operation.

The ideal Fractional Controller will play a key role in shaping financial strategies, managing investor relations, overseeing fund-level accounting, and ensuring compliance with all debt covenants. This individual will be directly responsible for financial reporting, investor distributions, managing capital accounts, and navigating the complexities of fund-level operations. The compensation range for this role is $120/hr. to $145/hr. based on experience.

responsibilities:
- Fund Level Accounting & Reporting: Oversee fund-level accounting activities, ensuring accuracy in financial statements, valuations (NAV), and timely reporting to investors.
- Investor Relations & Distributions: Lead investor communications, ensuring transparent distribution schedules, and managing capital accounts. Ensure proper tracking of investor equity, returns, and distributions.
- Commercial Real Estate & Private Equity Expertise: Provide strategic financial insights and guidance in commercial real estate investment and private equity structures.
- Depreciation & Tax Strategies: Manage complex depreciation schedules and advise on tax-efficient strategies for real estate assets and private equity funds.
- DSTs & Debt Financing: Ensure proper handling of Delaware Statutory Trusts (DSTs) and maintain a strong understanding of related tax advantages. Manage debt covenants and compliance, ensuring the organization meets financing obligations.
- Capital Management & Cash Flow Optimization: Oversee cash flow planning and management, ensuring sufficient liquidity while optimizing investments, including reinvesting in Treasuries as needed.
- NAV & Asset Valuation: Lead the monthly and quarterly calculations of NAV, ensuring accuracy for investor reporting and strategic decision-making.
- Treasuries & Investment Strategy: Advise on investing cash reserves in Treasuries, ensuring optimal returns while minimizing risk and maintaining liquidity.
- Financial Forecasting & Strategy: Provide long-term financial forecasts, advise on capital raising strategies, and develop financial models to support the firm's growth trajectory.
qualifications:
- Experience: Minimum of 7-10 years of experience in fund-level accounting, financial management, and investor relations in Commercial Real Estate, Private Equity, or Real Estate Investment Trusts (REITs).
- Knowledge of Key Concepts: Deep understanding of NAV (Net Asset Value), Depreciation, DSTs, Debt Covenants, Investor Distributions, and Capital Accounts.
- Strong Accounting Background: Expertise in Fund Level Accounting, including preparation of financial statements, cash flow analysis, and tax filings.
- Treasury & Investment Management: Proven experience in managing cash flow, liquidity, and investing in Treasuries for fund management.
- Technical Skills: Advanced knowledge of financial modeling, Excel, and accounting software (experience with platforms like Yardi, MRI, or others is a plus).
- Communication Skills: Excellent written and verbal communication skills, with the ability to communicate complex financial concepts to investors, board members, and other stakeholders.
- Certifications: CPA, CFA, or similar professional designation preferred.
