Our client, a commercial real estate company located in uptown Charlotte is seeking a seasoned accountant to take on duties of of a portfolio. This is an onsite role. salary: $65,000 - $75,000 per yearshift: Firstwork hours: 8 AM - 5 PMeducation: BachelorsResponsibilities Full-Cycle Revenue & Expenditure Management: Oversee the integrity of the general ledger by managing complex Accounts Payable (CAPEX, commissions, and overhead) and high-volume Accounts Receivable. This includes precise cost allocations, ACH/check application, and the administration of supplemental tenant billings. Stakeholder Reporting & Financial Analysis: Produce bespoke monthly financial packages and ownership data analytics for external investors. Act as the primary liaison for lender reporting, ensuring all quarterly and annual debt covenants are documented and submitted. Lease Administration & Recovery Audits: Conduct comprehensive audits of tenant charges against lease terms. Lead the annual operating expense "true-up" process, calculate CPI adjustments, and manage the collection strategy for delinquent accounts, including aged receivable analysis. Fiscal Planning & Budgetary Oversight: Drive the annual budgeting process and provide high-level commentary on monthly performance variances. Support reforecasting efforts and liquidity monitoring to ensure optimal portfolio cash flow. Compliance, Tax & Audit Support: Coordinate property tax filings and appeals while maintaining tenant insurance compliance. Serve as the lead point of contact for internal/external audits and prepare specialized fiduciary or receivership documentation as required.
